Coastal, ocean front, and flood plain structures are required to have all habitable space above the mean high water mark, resulting in homes placed typically on high piers or columns. Combine this with the desire to achieve a special appearance and access to beautiful views, and the result is the structure typically seen on our beachfronts and lake shores.
Plan review may require additional engineering on the structure to assure compliance with the associated building codes. The designs found here or in our portfolio, if located in a coastal or ocean front environment, may need to be evaluated by an engineer and stamped by such. Necessary certifications may be available from floor and roof fabricators. Of course, all of these plans will look and live great on lower piers with lattice fill and still provide that resort or lakefront look.
